I do open houses, sometimes I do A LOT of open houses -- because they CAN sell the house. You may look at an open house, then get your agent to show it to you. That is ok! The seller wants you to buy it, please bring in your representation. We would LOVE you to return with your trusted agent.
What do you think of an after work open house? Have you ever attended one? I have done some at downtown apartment condos and had amazing turn outs, and other times in farther suburbia with a resounding THUD -- zero attendance. Its a lot of work to put together a successful open house: flyers, ads throughout the week, food or some other reason to get people in and to stay in the home, signage, toppers that indicate an upcoming open house, current market stats, the competition, other open houses, maps of where the schools are located, house plans, good weather (!) -- the lsit is endless.
Open houses have their place in our market. Do you have that busy downtown location, with lots of foot traffic? Is the buyer expected to walk to work or own a bike? Maybe they might pop into an open house at 430pm on a Friday. And fall in love!
Marketing your home takes ongoing committment and creativity. If one thing doesn't work, try another. But we all know one thing is always true: PRICE and PRESENTATION will sell your home. YOU, the seller, can control both of these items. I, your agent, can control the marketing ads: MLS, realtor.ca, my CIR website, my personal website, instagram, twitter, linkedin, facebook, FB business, even kijiji ads. I can add my 30 hash tags to get it noticed more, but if it presents poorly (or does not appeal to your intended buyer profile) or you decided to *TRY* your higher price, you will likely get less $$ in your jeans AND take longer then expected to sell.
